Starting from the proposed architectural theme, several solutions for the resistance structure of the office building were analyzed. The result as an optimal solution from a structural, functional and technical-economic point of view is the structure with reinforced concrete structural walls. post-tensioned floors, corroborated with the optimization of the solution for special foundations.
The use of post-tensioned slab floors has allowed the reduction of the own weight of the superstructure and, consequently, of the seismic loads, the easy location of the installation paths on the entire surface of the above-ground levels, the significant reduction of execution terms due mainly to the simplicity of formwork. and active and passive reinforcement.
The foundation system of the construction was a complex one, consisting of different foundation elements and complex interactions between them. the field test of pilots – mandatory according to the design rules – provided the real values of load-bearing capacities and axial stiffnesses, in accordance with the technology and execution procedure used for the pilots in the work, different from the pre-sizing estimates. This led to the need to resume structure calculations and adapt the project based on field results.

The field conditions provided by the initial geotechnical study presented some important uncertainties for the behavior of the structure that had to be elucidated from the preliminary design phase by conducting additional investigations. The importance of reducing uncertainties, in the earliest stages of the project, in order to reduce risks and achieve a work that is both safe and economical.
The excavation support system, although current in terms of technology, showed some sensitivities due to the long lengths of the elements.
metal support.
In order to reduce and control these sensitivities, it was planned to pre-compress the cracks in the adjacent construction area and monitor the support system, including instrumentation to determine deformations and stresses.
The seismic instrumentation of the building, also mandatory according to the norms, surprised the behavior of the construction under the impact of a low intensity earthquake, confirming the hypotheses considered in the design.
The correct and complete completion of construction work from the field investigation or study, design at all stages, field testing, instrumentation and measurement, as well as assistance during execution lead to the reduction of uncertainties, assessment of construction behavior and, where appropriate, intervention or early adaptation to reduce risks.
Description
The Unirii View office building is located on a plot of land with a total area of about 2500 sqm, the ground footprint of the building being 2028 sqm. Above ground, the building has a built-up area of 20,215sqm, the infrastructure having another 6,000sqm. In plan, the construction has an irregular polygon shape, occupying almost entirely the property in the infrastructure, and from the elevation +0.00 upwards it retreats to the maximum dimensions 31.30m x 43.40m. The above-ground height of the building is 72.65m and the underground is 12.35m to the lower elevation of the screed.
