The Towers orchid is, without a doubt, an emblematic building for Bucharest, due to a bold vision and architectural concept and far beyond the architectural pattern of current office buildings. For the concept of architecture – developed by a company from Austria – it was necessary to find complex and ingenious solutions, so that it can be implemented in an area with seismicity such as that of Bucharest.
The innovative architectural concept has led, as expected, to a series of major difficulties in shaping and designing the resistance structure, in a seismic area such as Bucharest. The design of the Orhideea Towers building was a real challenge, and the team of engineers and technicians who worked on this project was extremely large and included specialists with a very high level of knowledge and experience.
The extremely difficult elements of the project led to the need to develop or implement innovative solutions in Romania.
The system of foundation piles with injection on the side surface, which allowed to greatly increase their load-bearing capacity compared to the values calculated by prescriptive methods, following properly instrumented test runs.
The instrumentation and monitoring of the test pilots represented a project in itself, extremely elaborate and technically and technologically advanced, at the level of other emblematic buildings in countries with a much more economically developed construction market.
The use of viscous fluid dampers as (exclusively) passive seismic devices is a pioneering solution, and not only in Romania. Today the Orchid Towers is the first building in Europe equipped with such seismic devices.

The development of the project and the actual execution were extremely complex. The design started in 2013, and the execution was completed during 2018. The design took place first in a Concept phase, then it went to a Concept development phase (Design Development), and then followed the design for the Authorization of Construction. After obtaining the A.C., there was the stage of Technical Project – documentation for the tender in order to choose by the Investor a General Contractor.
There were two distinct stages of tendering and execution:
– PHASE 1: geotechnical works (enclosure of buried walls and foundation piles)
– PHASE 2: the actual structure of the building (general screed, supports, basements, superstructure)
The General Contractor for PHASE 1 was Octagon Contracting & Engineering. The detailed design for the geotechnical works was carried out during their execution (so in the “design & build” system), by the Popp team & the Geotechnical Engineering Association.
The General Contractor appointed for PHASE 2 was the company Porr Construct Romania. The detailed design was carried out during the execution (so in the “design & build” system), by the company Prodesign Engineering & Construction, as a subcontractor of the General Contractor.
Throughout the execution of Phase 2, our company (Popp & Associations Consulting Engineers) was part of the Project Team, as an Investor Consultant, to supervise the design of the execution details, as well as their implementation, ensuring us compliance with the concept and structural system of the authorized project and on the basis of which the tender for execution was carried out.
Description
The "Orchid Towers" building has a ground footprint of approximately 6600 m.p., the two basements extending over almost the entire surface of the owned land. The infrastructure is made of reinforced concrete elements (walls, pillars, floors), and the superstructure is made of reinforced concrete walls (cores), slab floors and pillars. The building has an irregular shape in plan (a “butterfly” type shape), but also in height, the southern block having 12 floors (including the ground floor), and the northern block 16 floors (including the ground floor).
Features
Gross Area:
Number of Storeys:
Maximum Height:
Special Technologies:
37 000 sqm
