The Green Court Bucharest complex comprises three office buildings (A, B, C) and was built in three distinct development phases: Phase 1 – building infrastructure A and B, building superstructure A, Phase 2 – building superstructure B, building infrastructure C , Phase 3 – superstructure building C. Vertically, the ensemble consists of three basements, ground floor and twelve floors, the last floor having technical functionality, the total above-ground height being about 54.15 meters.
Real estate developments, be they office buildings, residential or commercial, involve, especially within large urban agglomerations, the need to build a large number of basements, so deep excavations. The requirements to design more economical and practical solutions to support excavations lead to the need for a better understanding of the behavior of the support system.
The project addressed state-of-the-art technological and design solutions for our country, including a 60 cm thick buried wall enclosure supported by a row of post-tensioned anchors, the implementation of the BIM working system and the “Safety by design” “, the adoption of emerging products on the Romanian construction market, such as mechanical devices to ensure the continuity of reinforcement, special mandrels made of high-strength stainless steel specific for taking over differentiated settlements between buildings and making metal coupling rulers up to a height of 2.5 m of sheets with a thickness of 40 mm.

Modern design and execution practice provides for the need for preliminary field tests and structural monitoring both in the execution phase and in the operation phase. The risks associated with these works are significantly reduced by careful and correct monitoring of the designed structures and neighboring buildings, allowing early intervention in the event of negative developments in travel.
Based on the results of the preliminary tests performed in the field – in this case, the tests on the field anchors – the work can be resized.
However, as part of the support system had already been implemented at the time of the test anchors, redesign could only be allowed with certain limitations. Therefore, it may be recommended that this be taken into account in the initial design phases.

The BIM working model is, without a doubt, a system that has more and more demand and will be imposed primarily by foreign investors. This system reduces design costs and eliminates errors that were only discovered in the execution phase in the past.

The basement covers almost the entire surface of the property while the three above-ground buildings occupy approximately 60% (according to authorized urban indicators) of the land area.
