The Business Garden Bucharest project involved the construction of three office buildings called A, B and C with a built area of approximately 47,500 square meters for superstructure and approximately 34,000 square meters for infrastructure. The destination of the construction is office building on the superstructure, with garages and technical spaces in the infrastructure. The land on which the new construction was made is located in Calea Plevnei 159, sector 6, Bucharest and has a total area of 20,069 sqm.
The built surface of the general basement is approx. 11,800sqm, 4,024sqm for the basement of building A and 7,776sqm for the basement of buildings B and C. Buildings B and C have a common basement, separated from that of building A by an expansion joint. The infrastructure has three levels: basement 2, basement 1 and basement. The basement of buildings B and C is also called the ground floor for these buildings, simultaneously performing garage functions (specific to the basement) and lobby or offices (specific to the ground floor). The ground floor of building A is the level located just above the Plaza and corresponds to the first floor of buildings B and C.
Bodies A, B, C will have the resistance structure of reinforced concrete, except for the technical floors of bodies B and C, which will have a metal structure.
Address
159 Calea Plevnei Street
The structural assembly was made in two stages: the infrastructure, building A and the first level over the Plaza of buildings B and C, then in the second stage the rest of buildings B and C.
Body A has 10 aboveground levels, with an “L” shape, with 9 longitudinal and 6 transverse openings of 8.10m. The total area of the current floor is 2,485 sqm. Bodies B and C have identical superstructures, the total surface of the current floor being 1,255 sqm.
The entire infrastructure was built in a deep general excavation, sheltered by a molded wall enclosure. Given that the depth of groundwater is on average about 3.80 m above the foundation level, it was necessary to pay special attention to ensuring the tightness of the infrastructure. the infrastructure was thus waterproofed externally with membranes positioned under the screed, between the molded walls and the exterior walls of the basement and over the exterior floors.
